Experience shows that the residents of established communities may resent mixing, especially those uses seen as most “incompatible” or likely to increase urban densities (Clark-Madison, 1999; McMahon, 1999; Pendall, 1999). New Urbanism is probably the most important movement for entrenching mixed use within North American planning in recent years.

The two streams within New Urbanism have different visions of mixed use. Duany and Plater-Zyberk’s traditional neighborhood design (TND) involves intensification and mixing compatible uses at a fine grain (Bressi, 1994; Duany and Plater-Zyberk, 1994). TND promotes apartments over garages to intensify uses, residential units over stores in a diverse but low-rise town center, and zoning codes to allow people to work from home. Duany and Plater-Zyberk (1994) say that special districts accommodate industrial and other uses that cannot integrate into neighborhoods.
